The property and its installations must be kept in a reasonable state of repair and proper working order, which covers a solid fuel appliance and its flue. Insurance conditions typically go further and specify regular sweeping, and that is the clause that matters after a fire.

Do you contact the tenant or should we?

Either. Most agencies hand us the tenant contact and let us arrange it, because that removes the chasing from their workload. We report back with the outcome.

What if the tenant will not give access?

We try twice and then report it to you in writing with the dates attempted. That record protects you by showing the attempt was made.

Can we get a single invoice for the portfolio?

Yes. Visit days are invoiced with the addresses itemised, which is far easier for agency accounts than a pile of small separate invoices.

How far in advance should landlord sweeping be booked?

Late summer. From September onwards the diary fills with domestic bookings and dates become harder to guarantee.
